THIS INDENTURE, made this day of November ,
19 80, between S.C.S. TARPON BAY, INC., a Florida corporation,
Grantor, and DONALD T. CAMPBELL and FRA.NGES S. CAMPBELL, his whose
address is 11 D NAYES COURT, SUPERIOR. WISCONSIN 54880 wife
Grantee.
W I T N E S S E T H:
That Grantor, for and in consideration of the sum of Ten and
No/100th Dollars ($10.00) and other good and valuable
consideration to it in hand paid by Grantee the receipt whereof is
hereby acknowledged, has granted, bargained and sold to Grantee,
its successors, heirs, legal representatives and assigns forever,
the following described real property situate, lying and being in
St. Lucie County, Florida.
UNIT 307 of TARPON BAY YACHT CLUB CONDOMINIUM
B, according to the DECLARATION OF CONDOMINIUM dated
October 20. 1980 and recorded in Official
Record Book 343 page q82 ,Public Records of
St. Lucie County, Florida; together with the undivided
share of the COMMON ELEMENTS of the Condominium declared
in the Declaration to be appurtenant thereto; together
with all appurtenances thereto, including, without
limitation, the right of exclusive use of those areas,
spaces and portions of COMMON ELEMENTS of the
Condominium, declared in the Declaration of Condominium
to be LIMITED COMMON ELEMENTS of the Unit.
To have and to hold the same in fee simple forever.
Grantee, by acceptance hereof and by agreement with Grantor,
hereby expressly assumes and agrees to be bound by and to comply
with all of the covenants, terms, provisions and conditions set
forth and contained in the DECLARATION OF CONDOMINIUM, including,
but not limited to, the obligation to pay assessments for the
maintenance and operation of the Condominium which may be levied
against the above-described UNIT.
This conveyance is subject to the following:
1. Real Estate Taxes for the year 19~ and subsequent
years;
2. Applicable zoning regulations and other regulatory laws
and ordinances;
3. All of the terms, provisions, conditions, reservations,
' limitations, rights, privileges, obligations, easements,
and lien rights set forth and contained in the
DECLARATION OF CONDOMINIUM above-described;
