TOGETHER WITH the non-exclusive right to use and to maintain existing roadways and irrigation ditches and the right to construct, maintain and use additional roadways and ditches upon the right of way owned in fee simple by Florida Power and Light Company, reserved to grantor, its successors and assigns, by deed recorded in O. R. Book 220, page 455 of the public records of St. Lucie County, Florida, which right of way constitutes the northwesterly boundary of the real property hereby conveyed. SUBJECT TO: 1. The reservation of The Federal Land Bank of Columbia for canals, cuts, sluice-ways, and access therefor contained in that certain partial release of lien dated September 23, 1980, retained by virtue of its mortgage from grantor recorded in O. Book 333 at page 1377 of the public records of St. Lucie County, Florida.
