TARONE, WILLIAM E. EATON and DAVID A. WARD, whose post office address is 800 N.W. 62nd St., Suite 512 Ft. Lauderdale, FL 33309 hereinafter called the Grantee: 0 L 0 ~y (Whenever used herein the term "grantor" and "grantee" shall include all the parties to this instrument, and the heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations) WITNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknowledged, by these presents does grant, bargain, sell, alien, remise, release., convey and confirm unto the grantee, all that certain land situate in St. Lucie County, Florida, viz: Beginning at the intersection of the Southeasterly right of way line of the Florida East Coast Railroad and the Northeasterly right of way line of the South Florida Water Management District Canal No. C-24; thence run N 44°45'52" E, along the said Southeasterly right of way line of the Florida East Coast Railroad, a distance of 1,221.78 feet; thence run S 43°34'15" E, a distance of 5,340.41 feet; thence run S 43°08'47" E, a distance of 5,082.03 feet; thence run S 46°44'29" W, a distance of 1,261.19 feet, to the said Northeasterly right of way line of the South Florida Water Management District Canal No. C-24; thence run N 43°08'34" W, along the said Northeasterly right of way line of the South Florida Water Management District Canal No. C-24, a distance of 10,380.23 feet, to the POINT OF BEGINNING, all lying and being in Sections 28, 29, 33 and 34, Township 36 South, Range 39 East, St. Lucie County, Florida, and containing 298.6631 acres, more or less. LESS AlJD EXCEPT 1. All citrus crops emanating from blooms prior to the Spring Bloom of 1980, together with any interest in citrus pools which may be represented by such prior crops. 2. The right of way owned in fee simple by Florida Power and Light Company as described in Deed from Grantor dated October 19, 1973, recorded in O. R.
