AND WARRA'~TY DEED
THIS DEED made this 10th day of November, 1980,

Representative of the Estate of JAMES H. BROOKS, JR., deceased,
and JOHN C. BROOKS and JANE M. BROOKS, his wife, hereinafter
referred to as the Grantors, to CHARLES E. FLYNN and
GAIL FLYNN, HIS WIFE whose Post Office
address is 3048 Sunrive B1vd.,Ft.Pierce, F1a.33450 herein-
after referred to as the Grantee:
WITNESSETH: That the Grantors, for and in consideration
of the sum of Ten Dollars and other valuable considerations,
receipt whereof is hereby acknowledged, hereby grant, bargain,
sell, alien, remise, release, convey and confirm unto the
Grantee, all that certain land situated in St. Lucie County,
Florida, described as~follows:
That part of Lots 1 and 2 and the West

said lots on the East, in Block 1 of
GOLFVIETd SUBDIVISION, Plat Book 6, page
36, of the public records of St. Lucie

From the Northwest corner of said Lot 1,
- ~ run thence Southwesterly, along the East
'~~ right-of-way line of Sunrise Boulevard,
_`~~ a distance of 70.0 feet; thence run
Easterly, at an angle of 90 degrees to
said East right-of-way line of Sunrise
".~ Boulevard, a distance of 145.5 feet,
more or less, to the centerline of said
vacated alley; thence run Northeasterly,
" along the centerline of said vacated alley,
-~ a distance of 132.0 feet, more or less, to

North line of said Lot 1; thence run

tenances thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that
the Grantors are lawfully seized of said land in fee simple;
