Hereinafter called the Mortgagee. The covenants herein contained shall bind, and the benefits and the advantages shall endure to, the
respective heirs, executors. administrators, successors, and assigns of the parties hereto. This Mortgage provides for the payment of costs
and expenses of collection, including attorney's fees and other delinquency charges as provided by law.
WITNESSETH, That the said Mortgagor, being Indebted to the Mortgagee in the sum of X2270.00
Dollars, they granted, bargained and sold to the said Mortgagee a its auigns forever, the following described land
situated in the County of S t . Lucie ,State of FLORIDA , to wit:
Lot 47 of HILLSIDE SUBDIVISION according to the Plat
thereof recorded in Plat Book 7, Page 43. Public Records of
St. Lucie County Florida said lot lying in and comprising a
part of Government lot 1. of Section 3. Township 35 South. Range 40
East.
And the said Mortgagors) do(es) hereby fully warrant the title to said land, and will defend the same against the lawful claims of all
persons whomsoever.
PROVIDED ALWAYS, That if said Mortgagor(sl, their heirs, legal representatives or assigns, shall
pay to the said Mortgagee, its legal representatives or assigns, the unpaid balance of the Total of Payments of a Home Improvement
Contract of even date between Mortgagor as Customer and Vlriyl~raln IridustriesK Contractor (said Contract being
incorporated herein by this reference as specifically as if set forth in detail) for the time sale of home improvements to Customer as more
particularly set forth in wch Contract, and shall perform and comply with each and every stipulation, agreement and covenant of said
Contract and of this Mortgage, then this Mortgage and the estate hereby created shall be void, otherwise the same shall remain in full
force and virtue. And the said Mortgagor covenants to pay the Contract installments promptly when due; to pay all taxes and assessments
on said property; to carry inwrance on the building on said land in the amount of this Mortgage, approved by the Mortgagee, with
standard Mortgage loss clause payable to Mortgagee, its wccessors or assigns, and t6 keep the building on said land in proper repair and
tenantable condition.
Should any of the above covenants be broken, then said Home Improvement Contract and all moneys secured hereby shall, without
demand, if the Mortgagee, its legal representatives or assigns, so elect, at once become due and payable, and the mortgage be foreclosed,
and all costs and expenses of collection of said moneys with or without suit including a reasonable fee for the Mortgagee attorney, shall
be paid by the Mortgagor, and the same are hereby secured.
PAYMENT OF THIS NOTE OR MORTGAGE IS SUBJECT TO THE TERMS OF A HOME IMPROVEMENT CONTRACT OF EVEN
DATE BETWEEN THE MAKER AND PAYEE OR THE MORTGAGOR AND MORTGAGEE.
IN WITNESS WHEREOF, the said Mortgagor hereunto set hand and seal the day and year first above written.
