This conveyance is subject to and by accepting this Deed., Grantee hereby agrees . to assume the following: 1. Taxes for the current and subsequent years. 2. Conditions, restrictions, limitations, reservations, easements, and other matters of record; however, this reference shall not operate to reimpose any of the same. 3. The Declaration of Condominium and Exhibits attached thereto. 4. The Articles of Incorporation, By-Laws, and Declaration of Covenants and Restrictions of Ocean Village Property Owner's Association, Inc., a Florida - non-profit corporation, the provisions of whioh documents run with the land. The Grantee hereby assumes the obligations of a member of said Property Owner's Association. The benefits and obligations hereunder shall inure to and be binding upon the heirs, executors, administrators, successors and assigns of the respective parties hereto. Grantor does hereby fully warrant title to all the premises hereby conveyed against all and every person whomsoever, lawfully claiming by, through or under Grantor; and will defend same against the lawful claims of such persons claiming by, through, or under said Grantor.
