4. To commit, permit, or suttee no waste, impairment, or deterioration of the mortgaged property.
5. Default in paying any installment required by the note or failure to maintain required inwrance shall, at the option of the mortgagee,
render the entire wm remaining unpaid at once due and payable, less any rebate of Finance Charge, as stated in the note; and the mortgagee
may foreclox this mortgage in the manner provided by law, and have the mortgaged property sold to satisfy or apply on the indebtedness
hereby secured. Any judgment in faror of mortgagee may include rfxiwnabk attorney's tees and court costs as determined by the court.
6. The rents and profits of the mortgaged property are also hereby mortgaged. For this purpox this mortgage shalt constitute a Security
Agreement under the Uniform Commercial Code and the polies stall be entitled to all rights and remedies provided therein. U proceedings
to forecbx this mortgage shall be instituted, the court having jurisdiction thereof should appoint a receiver of the mortgaged property, and
apply thox rents and profits to the indebtedness hereby secured.
7. This mortgage may not be assumed without the vrritten conxnt of the mortgagee.
