and to keep the premises neat and clean. An}~ and all necessar}~
maintenance and repairs shall be done by the parties of the second
part.
The parties of the second paXt may prepay any or all amounts
due hereunder, at any time after the year in which this contract
is signed. In the event any payments due hereunder are not made
on the date due, interest shall~ run on the payment due at the rate
of eighteen (18$) oer cent from the date it was due until the
date it is paid. ~
Additionally there shall be a late payment charge of 5$ of the
amount due which shall be paid if payment is more than 10 days late.
In the event this clause is determined to violate any law or statute
of the State or Federal Government~then the amount due shall be that
due which does not violate such statute or regulation.
Upon nayment of all sums due hereunder the parties of the first
part shall convey the property described to the parties of the
second part by good and sufficient deed free of all encumbrances
against or through parties of the first part. Parties of the second
part sha~l be responsible for all closing and recording fees and
for any assurances of title that they might desire.
The parties of the second part agree, represent, and warrant
that they have fully and completely inspected the property subject
of this agreement, and accept same as is.
