Assigameat of ReMs; Appolatment oi Receire~. As additional security hereunder, Borrower hereby acsigns to I.ender the re~ts of the Property, provided that Borrower shall, prior to acceleration under paragraph 1 R hereof or abandon- ment of the Property. have the right to collect and retain such rents as they become due and payable. Upon acceleration under parag~aph 18 hereof ar at~andonment of thc Propcrty, I.ender shall bc e~titled to have a receiver appointed by a court to enter upon, take pnssession uf and manage the Property and to collect the re~ts of the Property, including thoae past due. All rents collected h~~ the receiver shall be applied first to payment of the costs of managemeni of the Property and collectiun of rents, including, but not limited to, receiver's (ees, premiums on receiver s twnJs and reasonable attorney's fees, and then to the sums secured hy thi~ Mortgage. 7Le receiver shall be liable to account only for those rents actually received. 21. Future Advances. UQon request by Borrower, l_ende~, at I.ende~ s option within twenty years from the Jate of this Mortgage, may make Future Advances to Borrower.
