prior to entry of a judgment enforcing this Mongage if: (a) Borrower pays Le~de~ ali sums which would be the~ due under
thia Morigage~ the Note and notea socuri~g Future Advanca, if any. had no acceleration occurred; (b) Borrower cures
all breachd of any other oovenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expensas incurrod by Leader in e~foecing the oovenanta -and agreements of Bonower contained in thi: Mortgage and ia
eaforcing Lender's remedies u pmvided in paragraph 18 hercof. including. but not limited to. reawnable attomey's fas: and
(d) Borrower takes such action as Lender may rcasonably roquire to assurc that the lien of this Mortgage. Lender's interat
in tt~e Property aad Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpairod. Upon auch
payment and cun by Borrower~ this Mortgage and the obligations securod hereby shall rcmain in full force aad effect as if
no accelentioa had oceurnd.
20. Aadsameat ot Reatr, AppoiMment ot Receiver. As additional security hereunder. Borrower hercby assig~-s to
Lende~ the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payabk.
Upon acoelendon under pangraph 18 hereof or abandonment of the Pmperty, Lender shall be eatitled to have a
roceive~ appointed by a court to enter upon. take p~ssescion of and manage the Praperty and to collect the rents of the
Property. ir~cluding thase past due. All nnts collected by the receiver shall be applied 8rst to payment of the costs of
maaagement of the Property and coUection of rents, i~cluding, but not limited to. receiver's fees. premiums on receiver's
bonds aad nasonabk attorney't fea. and then to the sums securcd by this Mortgage. 'I~e receiver shall be liable to account
only for thoae rents sctually received,
21. Futnre Advances. Upon request by Borrower. Lender, at Le~der's option within twenty years from the date of this
Mongage~ may make Future Advances to Borrower. Such Future Advanca, with interat thereon, shall be secured by this
Mortgage when evidenced by pmmissory notes stating that said notes are secured hereby. At no time shall the principal
amouat of the indebtedness secured by this Mongage. not including sums advanced in aocordance herewith to protect the

22. Rdease. Upon payment of all sums sxured by this Mortgage. Lender shall relesse this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorney's Feea. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
which may be awarded by an appellate court.
