in hand paid by said Grantee(s), the receipt whereof is hereby acknow-
ledged, has granted, bargaine~, and sold to the said Grantee(s), his
heirs and assigns forever, th~ following described land, situated,
lying and being in St. Lucie County, Florida, to-wit:

with the P7at thefeof on file in the Office of
the Clerk of the ~:ircuit Court in and for St.
Lucie County, Flo~ida, in Plat Book 20, page 15.
This conveyance is sub.ject to, and by accepting this Deed,
the Grantee(s) does hereby ag~ee to assume, the followil~g:
1. Real Estate taxes for the current year and subsequent
years.
2. Reservations, rig~ts-of-way, covenants, conditions,
limitations, restrictions and easements of record.
3. Amended Declarati~~n of Covenants, Restrictions and
Easements of Tarp•~n Bay Villas, recorded in Official
Record Book 331, it Page 966 thru 996, Public Records
of St. Lucie County, Florida.
4. Existing zoning ordinances, if any.
Grantor hereby fully warrants title to said land, and will
defend sane against the lawful claims of all persons whomsoever.
