p~ior to entry of a judgmcnt cntorcing this Mortgage i(: (a) Borrower pays l.ender ali sums which would be then duc under
this Mortgage. the Notc and notes sccuriog Future Advances, if any, had no acceleration occurred; Ib) Borrowcr cures
all b~eaches of any other covenants o~ agreements of Borrawer,contained in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by l.ender in enforci~g the covenants and ag~eements ot Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided i~ paragraph 18 hereof, including, but not limited to, reasonable attorney's fees; and
(d) Borrower takes such action as Lendc~ may reasonably rcyuirc to assure that the licn af this Mortgage. Lender's inte~at
in the Propeny and Borrower's obligation to pay thc sums secured by this Mortgagc shall continue unimpaircd. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby sh~ll remai~ in full force and effect as if
0o acceleration had occurrcd.
20. A~ignmeaf ot Re~t~ Appolnlmeat ot Receive~. As additional security hereunder, Borrower hereby assigns to
Lende~ the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or aba~don-
ment of the Pmperty, have the right ~o collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Ixnder shall be entitltd to have a
receiver appointed by a coun to enter upon, take possession of and manage the Property and to collect the rents of the
Property, i~cluding those past due. All re~ts collectecl by the receiver ahall be applied first to payment of the costs of
management of the Proper~y and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
honds and reasonable attorney's fees, and then to the sums secured by this Martgage. 'Il~e receiver shall be liable to account
unly for those rents actually received.
21. Future Advancea. Upon request by Borrowcr, I_ender, at Lender's option within twenty years from thc date of this
lNortgage, may make Future Advances to Borrawer. Such Future Advances, with interest thereon, shall be securrd by this
1ltortgage whe~ evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chazge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgagc and in the Notc, "attorncy's fees" shall include attorney's fees, if any,
vrhich may be awarded by an appellate court.
