(f) The furniture and fixtures contained in the
Florida house shall remain in said house until such time as
the real estate is disposed of. at which time the personal
property, or the proceeds therefrom, shall be divided equally
between the parties.
(g) All o~ the real estate listed in Paragraph 1
above, or any part of the same, may be sold on the open market .
at such time as the plaintiff may wish~and the defendant is
hereby ordered to execute such instruments as may be necessary
at that time to effect the sale. The proceeds from the sale of
any of the said real estate shall be divided equally between the
parties. At the time of sale, any amount remaining as unpaid
mortgages, which said mortgages were in existence as of the
date of this order~ and provided the mortgage monthly payments
are up to date, shall be paid from the sale proceeds, together with
the expenses of sale, and the remaining amount shall be divided
equally between the parties.
(h) The defendant may mortgage any real estate not
now so encumbered in an amount, however, which shall not exceed
40% of its then market value. All payments on said mortgages
shall be the responsibility of the defendant, and any amount
remaining unpaid as of the time of sale of said property shall
be paid and subtracted from the defendant's share of the sale
proceeds. In the event that there is a foreclosure exercised
by the mortgagee, or in the event that any payments of the
monthly morCgage charges remain unpaid for a term of more than
