expenses incurred by Leader in enforcing the covenagts a~d agrcements of Borrowe~ containcd in this Mortgage and in
enforcing Lende~'s remedies as provided in paragraph 18 hereof, including. but not limited to. reasonable attorney's fas: and
(d) Borrower takcs such action as I.cnder may rcasonably require to assure that the lien of this Mortgage. Lendet'a interat
in the Property aad Borrower's obligation to pav ~he sums securcd by this Mottgage shal) co~tinue unimpaired. Upon such

20. Assitnment of Rcatfi Appolatmeat of Receiver. As additional security hercunder. Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, prior to acceleration under parag~aph 18 hereof or abandon-
ment of the Pmperty, have the right to collec~ and retain such rents u they become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Pmperty. i.ender shall be entitled to have a
receiver appointod by a court to enter upon. take possession of and ma~age the Property and to eollect the rcnts of the
Propeny, including those past due. All rents collected by the receiver shall be appliod first to payment of the costs ot
manageme~t of the Propeny and collectio~ of rents, including, but not limited to, receiver's fea. premiums on reaiver s
bo~xis aod rcasonabk attorney's fees. aod thcn to the sums secured by this Mottgage. 71~e roceive~ shall be liabk to account
only for those tents actually received.
21. Future Ad~aecea. Upon request by Borrower, t.ender, at t_ender's option within twenty years from the date of this
Mortgage, may make Future Adva~ces to Borrower. Such Future Advances. with interest theroon, shall be securcd by this
Mongage when evidenced by promissory notes stating that said notes are secured hercby. At no time shall the principal
amount of the indebtcdness socurod by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS. . -
22. Rdease. UpQn paymeat of all sums ~cured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all coats of recordatan. if any.
23. Attoroey's Fees. As used in this Mortgage anJ in the Note. "attomey's tees" shall include attorney's fees. if aay,
which may be awuded by an appellate court.
