prior to entry of a judgment enforcing this Mortgage if: (a) Bo~rower pays Lender all sums which would be thea due under
this Mortgage, the Note a~d ootes secu~ns Future Advances, if any. had no acc~lention occurred; (b) Borrower cures
all breaches of any other rnvena~u or agraments of Borrowe~ contained in this Mongage; (e) Horrorver paiys all reasonable
exper~ses iocurred by Lender in eaforci~g the covenagts aod agreements of Borrower contained in this Mortgage and in
eaforcing Lender's rcmedies as provided in paragraph ! 8 hereof, including, but not limited to, reasonabk attomey's fas; and
(d) BoROwer taka such action as I.ende~ may rcasonably rcquire to assure that the lien of this Mortgage, Lende~'s iaterest
in the Property and Borr~wer's obligation to pay the sums secured by this Mortgage shall oontinue uaimpaired. Upoa such
payment and cure by Bprrower. this Mortgage ar~d the obligations securod hereby shall remaia in feill foroe and elfoct as if
no acceleration had occ~urrtd. ~
20. Aaaijaaeat ot ReM~ Appoiatmeat of Receiver. As additaoal security hereunder. Borrower hereby assigns to
Cender the rc~ts of the Propeny. pmvided that Borrower shail, prior to acceleration under puagraph 18 hereof or abandoa-
ment of the Pooperty. have the right to collect and retai~ such re~ts as tbey become due and payable.
~Upon acceleradon under paragraph 18 hereof or abando~ment of the Property, Lender shaQ be entitled to have a
rcceiver appointed by a court to enter upon. take possessio~ of and manage the Property and to collect the rents of the
Property. including those past due. All renu collectod by the raxiver shall be applied first to payment of tbe coats of
management of the Property a~d collection of reots, includiog, but not limited to. raxiver's feas. premiums on receiver's
bonds and reasoaabk attorney's fces. and then to the sums securcd by this Mortgage. 7~e receiver shall be liable to acxou~t
only for those ronts actwlly roceived.
21. Frtrce Advaecea. Upon requat by Borrower, l.ender. at Le~der's option within twenty years from the date of this
Mortgage. may make Future Advances to Bomower. Such Future Advances. with interest thereo~. shall be securod by this
Mortgage whe~ evideaced by promissory notes stating that said notes are securod hereby. At no time s6a11 the priacipal
amount of the in~btedness socured by this Mortgage. not including sums advanced in aooordanoe he~ritlt to protect the
security of this Mortgage. excad the original amount of the Note plus USS. --"""'-"""""-..
22. Re~ease. UpQn payment of aU sums ucured by this Mortgage. Lender shall release this Mortgage without chuge
to Borrower. Bormwer shall pay all caats oi rccordation. if any.
23. Attoraep's Fees. As used in this Mortgage and in the Note, "attorney's fces" shaD include attorney's fas, if any.
