this Mortgage, the Note and notes sccuriog Future Advances. if any. had no acceleration occurrcd; (b) Borrowe~ cures

expenses incurrcd by Leader in enforcing the covenagts and agreements of Borrower contai~od in this Mortgaje and in
enforcing Lende~'s remedies as provided in paragraph 18 hereof. including. but not limited to. reasooabk attorney's fea: and
(d) Borrower takes such action as Le~der may reaso~ably rcquire to assure that the lien of this Mottgage. Lender's iaterest
i~ the Properly and Borrower's obligation to pay the sums securod by this Mongage shall oontinue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and effect as if
no accekration had occurnd.

Lender the rents of the Property. provided that Borrower shall, prior to acceleration under puag~aph 18 herooE or abandon-
ment of the Property. have the right to collect and retain such rents as tbey become due and payable.
Upon acceleration under paragnph 18 heroof or abando~ment of the Property, I.ender shall be entitkd to have a
rcceiver appointod by a court to enter upon. take possession o[ and ma~age the Pmperty and to collect the rents of the
Propeny. including those past due. All rents collected by the roceiver shall be applied first to payment of the costs of
management of the Properiy and collection of re~ts, includi~g, but not limited to, raxiver's fee.t. prcmiums on receiver's
bonds and reaso~abk attorney's foa. and then to tho sums securod by this Mortgage. The receiver shall be liabk to aecount
only for those renu actually receivod.

Mortgage. may make Future Advancas to Borrower. Such Future Adva~ce.c. with interat theroon. shall be sxured by this
Mortgage whe~ evidenced by promissory notes stating that said notes are secured hereby. At no timt s6a11 tbe ptiacipal
amount of the indebtedness socurod by this Mortgage, not including sums advanced in aceordanoe heeewith to pmtect ihe
