prior to entry of a judgment enforcing this Mortgage if: (a) Bonower pays Lende~ all sums which would be then due under
this Mongage, the Note and notes securing Future Advaoces, if any, had no acceleration occurred; (b) Borrower cura
all breaches of any other rnvenants or agreements of Borrowe~ contained in this Mortgage; (c) Borrower pays all reawnable
experises incurred by Leader in entorcing the cove~a~ts a~d agrcements of Borrower contained in this Mortgagt and iq
cnforcing I.eoder's remedies as provided in paragraph 18 hereof, including, but not limited to. roasonabk attorney's tea; and
(d) Bonowe~ taka such actioe as Le~de~ may reasonably require to assurc that the lien of this Mongage. Lender's iaterest
in the Property and Bornower's obligation to pay the sums securcd by this Mortgage shall continue uaimQairod. Upon such
payment and cure by Borrower, this Mongage and the obligations secared hercby shall remain ie full force aad ef[ect ss iI
no acceleration had occurred. ~
20. Assitnmeut ot Rtatr. Appu{Mmeot of Receire~. As additional security heoeunder, Borrower hercby usigru to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abando~-
ment uf the Property. have the right to rnllect and retain such rents u t6ey become due and payabk.
Upon acceleration u~der paragraph 18 heroof or aba~donment of the Property. I.ender shall be e~titled to have a
receiver appointod by a rnurt to e~ter upon, take poss~ssion of and manage the Property and to colkct the rents of the
Property, including those past due. All rents collected by ~he roceiver shall be applied first to payment of the coats of
management of the Propetty and rnllection of rents, including, but not limited to, receiver's fea, premiums on receiver's
bonds and reasonabk attomey's fces. and then to the sums securcd by this Mortgage. The roceiver shall be liable to account
only for those rents actually receivcd.
21. Rut~re Ad~aacea. Upon request by Borrower, Lender, at Lender's option within twenty ytan from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interat thereon. shall be securod by this
Mortgage when evidenced by promissory notes stating that said notes arc socurod hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage, noi including sums advanoed in aooordancx herewith to protect ihe
security o[ this Mortgage. excoed the original amount of the Note plus USS. .. ..----------------r.---
22. Rdea~a Upc~n payment of all sums socured by this Mortgage, Lender shall relesse this Moctgage without chuge
to Borrower. Bonower shap pay aU costs of recordation. if any.
23. Attorney's Fees. As used in this Mongage and in the Note. "attorney's fees" shall include attorney's fees, if any.
which may be awuded by an appellate court.
