The procurement of insurance Qr the payment of taxes or other liens or charges by I_ender shall not be a waiver of Lender's
right to accelerate the maturity of the indebtedn~ss cecurcd hy thic Mottgage.
12. Remedies Cumulati~e. All rcmedies provided in this Mortgage arc distinct and cumtelative to any othe~ right or
rcmedy under this Mor~gage or afTorded by law or equity, and may be exercised concurrcntly, independently or successively.

Borrower provided for in this Mortga¢e shall be given by mailing such aotice by certifled mail addressed to Borrawer at
the Property Address or at such other addresc as Borrower mav designate by noticc to i_ender as provided herein. and
(hl any notice to Lender shall he given by cer~ified mail. renirn receipt requested. to I.ender s address slated hercin or to
cuch other address as Lender may de~iqnate by~ no~ice to Borrower as provided hercin. Any notice provided for in this

1S. Uniform MorfRa~e: GoverninR Iaw; Severability. This form of mortgage combina uniform covenants for national
use and non-uniform covenan~c with limited variations h}~ juricdictinn to constitutt a uniform security instrument coverina
real property. Thic Morlgage shall be governed by the law• of the jurisdiction in which the Property is located. in the
