prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage. the Note and notes securi~g Future Advances~ if aoy. had rw accelention occurred; Ib) Bonower cures
all breachas of any other covena~ts or agreements ot Borrower co~tained in this Mortgage; (c) Borrower pays all nasonable
expenses incurred by Lender in eaforcing the covenagts and agreemeots of Bomower contained in this Mortgages and in
enforcing L.ender's remedies as provided i~ pangraph 18 hereof. including. but not limited to. rcasonable attorney's fess: and
(d) Borrower takes such action as Lende~ may reasonably rcquirc to assurc that the lien of this Mortgage. L.ender's intercst
i~ the Property ar~d Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations securcd hereby shall rcmain in full force and effect u if
no acceleration had occurred,

Lender tbe rcnts of the Property. provided that Bornower shall, prior to acceleratio~ under paragraph 18 hereoi or abandon-
ment of the Propeny, have the right to collect and retain such e~ents as t6ey bocome due and payabk. •
Upon acceletation under paragraph 18 hereof or abandonment of the Pmperty. i.ender shall be entitkd to have a
rcceiver appointed by a coutt to enter upon. lake possession of and manage the Property and to collect the rcnts of the
Property. including thoae past due. All rents collcetal by the rcceiver shall be appliod first to payment of the costs of
management of the Pmpehy and collection ot rents. including, but not limited to. receiver's fees. premiums on receiver's
bonds and reasonabk attorney's foa, and then to the sums secured by this Mortgage. The roceiver shall be liablo to account
only for those re~ts actually received.
21. F~tw~e Ad~aocea. Upon request by Borrower, l.ender, at Lender's option wilhin twenty years from the date of this
Mortgage. may make Futun Advanoa to Borrower. Such Future Advances. with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secural heteby. At no time sliall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aocordance herewith to pmtect the
security of this Mortgage. exceed the original amount of the Note plus USS -----------------------
22. Rdea~e. UpQn payment of all sums securcd by this Mortgage. Lende~ shall relea~e this Matgage without chuge
to Borrower. Borrower shall pay aU coats of rccordatan. it any.
23. Attorsey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fea. if any,
which may be awuded by a~ appellate court.
