20. As~nmeat ot Rcnt~ Appoiptmcnt of Rtceiver. As additional security hereunder. Borrower hercby assigns to
Lender the rcnts of the Property. provided that Bornowe~ shalt, prio~ to acceleratioo unde~ Qarag~aph 1$ hereof or abandoe--
ment of the Pmperty, have the right to collect and retain such rents u they become due and payabk.
Upon acceleration under paragraph 18 herwf or abandonment of the Property. Lender shall be entitled to have a
receiver appointod by a rnurt to enter upon. take possession of and manage the Property and to rnlkct the re~ts of the
Property, including those past due. All rents collected by the roceiver shall be applied first to payment of the costs of
management of the Property and collection of rents. including, but not limited to. ra:eiver's fees, pnmiums oa receiver s
bonds a~ rouonabk attorney's fces. and then to the sums securcd by this Mortgage. 'Ibe receiver shall be liable to account
only for those rents actually received.
21. Fntnre Ad~ancc+s. Upon request by Borrower, Lcnder, al ~cnder's option within twenty years from the date of this
Mongage. may make Future Advances to Borrower. Such Future Advances. with interat thereon. shall be securod by this
Mortgage when evidenced by promissory notes stating ihat said notes are securod hereby. At no time shall the principal
amount of the indebtedncss secured by this Mongage, not including sums advanaed in aocordanoe herewith to protect the
