prior to entry of a judgment enforcing this Mongage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage. the Note aod notes securing Future Advances, if any. had no acceleration occurrcd; (b) Botrower cura
all br~ches of any other covenants or agreements of Borrowe~ containod in this Morlgage; (e) Borrower pays all reasonable
expenses i~currcd by I,eader in e~forcing the covenaqts and agreements of Borrower contained in this Mortgage and in
enforcing I.endcr's remedies as provided in parag~aph 18 hereof, including. but not limitod to. reaso~able attorney's fas; a~d
(d) Borrower takes such action as I.ender may reasonably require to assure that the lie~ of this Mortgage. Lender's interest
in the Pmperty and Bomower's obligation to pay the sums secured by this Mortgage shal) continue unimpaired. Upon such
payment and cure by Borrower. this Mongage and the obligations secured hereby shall remain in full [orce and ef[ect u if
no acceleratio~ had occurred.
20. As~nmenf ot Reatx Appoiatmeat of Recelve~. As additional security hercunder. Borrower hereby usigns to
I.ender the rents of the Property, provided ~hat Barrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Prnperty. have the right to collect and retain such rents u they bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall ba entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of t1~e
Property. including those past due_ All rents collected by the receiver shall be applied first to payment of the costs of
management of the Pmperty and collection of rents, including, but not limited to, receiver's [ees. premiums on rcceiver's
bonds and reasonabk attorney's fees, and then to the sums securcd by this Mortgage. 71~e receiver shall be liable to account
only for those rents actually received.
21. Fot~re Advsacea. Upon request by Borrower, I_coder, at Lc~der's option within tvrenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with intercst theroon. shall be secured by this
Mongage when evide~ced by promissory notes stating that said notes are secured heaby. At no time shall the principal
amou~t of the indebtodness secured by this Mortgage, not including sums advanced in aocordance herewith to protect ihe
security of this Mortgage, excced the original amount of the Note plus USS. .-_..,__~._._.__~__..____,,,,.
22. Rdea~e. UpQn payment of all sums secured by this Mortgage, Lender shall r~elease this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation, if any.
23. Attoraey's Fees. As usecl in this Mortgage and ~n the Note. "attomey's fees" shall include attorney's foes. if aoy,
which may be awarcied by an appellate court.
