payment and cure by Bomower~ this Mortgage and the obligations secured hereby ahall rcmain in full foroe aad diect as iE
no acceleration had occurred.
20• Assi~ameat ot Reafx Appoialmeat of Receiver. As additional security hereunder. Borrower hereby usigns to
Lende~ t!u rents of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 heeeof or abandon-
ment of the Property, have the right to colloct and retain such rents u t6ey becoa~e due aad payabk.
Upon acceleradon under paragraph 18 hereof or abandonment of the Property. Lender shaU be entitled to have a
rcceive~ appointod by a~rourt to enter upon. take possession of and manage the Property and to rntlect the re~ts of tl~e
Propeny. includi~g those past due. All rents collected by the roceiver shall be applied first to payment of the coats of
management of the Property and collection of rents, including, but not limited to, reaiver's [ees. premiums on receiver's
bonds and reaso~abk attor~y's fces. and then to the sums securod by this Mortgage. '11~e receiver shall be liable to accou~t
only tor those reats actually received,
21. F~re Ad~ascea. Upon request by Borrower, [.ender. at 1_ender's option within twenry yeus from the date of this
Mortgage. may make Futurc Advanas to Borrower. Such Future Advances, with interest thereon, shall be sxured by this
Mortgage when evideaoed by promissory notes stating that said nota are secured hereby. At no time shall the principal
amount of the indebtedness socured by this Mortgage. not i~cluding sums advanoed i~ aooordanoe herewith to protect the

22. Rska~e. Upc~o paymeat of all sums secured by this Mortgage, Lender shall release t6is Mortgage without charge
to Boaower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attomey's fea" shall include attomey's [oes. if any.
