(d) Borrower takes such action as Lender may reasonably requirc to assure that the lien of this Mortgage. l.ender'a iaterest

payment and cure by Borrower, this Morigage and the obligatio~s secured leeoeby ahall remain in full tora and eQect as i[

20. Assi~ameat ot Reair, Appoiatmeat of Recclver. As additional security her~eunder. Borrower hereby assigns to
Lendec the rents of the Ptopeciy, provided that Borrowor shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Propeny. have the right to coUect and retai~ such n~ts u tbey bocome due and payabk.
Upon acceleradon under paragraph 18 hereof or abandonment of the Property. Lender shall be endtled to have a
receiver appointod by a court to e~ter upon. take posxssion of and manage the Property aad to collcct the re~ts of the
Property. including those past due. Al! ~ertts collected by the receiver sfiall be appliod fiat to payment oi the costs of
management of the Pmperty and collection of rents, including, but not limited to. rxeiver's fets~ premiums on receiver's
bonds and reasonabk attorney's foes. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actwlly received.
21. Fnture Ad~aocea. Upon request by Borrower, I_ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advancas to Borrower. Such Future Advances, with interest thereon. shall be securod by this
Mortgage wfien evideaced by promissory notes stating that said notes arc secured hereby. At no time shall ihe principal
amou~t of the indebledness secured by this Mortgage. not including sums advanced in aooordanee herewith to protect ihe
security of this MoAgage. excoed the original amount of the Note plus USS. ..~ ~ ••••
Z2. Relcasa Upan payment of all swns securod by this Mongage. l.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatan. it any.
23. Atto~ep's Fees. As used in this Mortgage a~d in the Note, "attorney's fees" shall include attomey's fees, if my,
