24• Asa~smeM of Rest~ Appoiatment ot Recei~er. As additanal security hereunder. Borrower hercby assigas to
Lender the rents of the Property. provided that Bomowcr shall, prior to xcekratan ur~der puagraph 18 heroof or abandoa-
ment of the Pmperty, have the right to collect and retain such rents u they becane due and payabk.
Upon accekration under paragraph 18 hereof or abandonment of the Pmperty. l,ende~ shall be rntitled to have a
rcceiver appointod by a court to enter upon. take possession of ar~d manage the Ptoperty and to oolloct the reats of t6e
Property, includi~g tl~ose put due. All rents collxted by the receiver shall be appliod first to payment of tbe costs of
management of the Property and collection of cents, including, but not limitod to. toceiver s toes, premiums on reoeiver's
bonds and reasonabk attorney's fea. and then to the sums secured by this Mortgage. The receiver shall be liabk to aocount
only for thoae rents actwlly rcceived.
21. Fatwe Ad~aaca. Upon request by Borrower, 1_ender, at I_ender's option within tvrenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Fulure Advanca, with interest theroon. shall 6e secured by this
Mortgage when evidenood by promissory notes stating that said notes are securod hereby. At no time shall the principal
amount of the indebtedness socurcd by this Mortgage. not including sums advanc~ed in aooordanoe henwvith to protect the

22. Rekata UpQO payment of all swns securcd by this Mortgage, Lender shall rcle~e this Mort6age witlaut charge
to Borrower. Borrower shall pay all coats of recordalion. if any.
23• Attoroey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fea, if any.
