the land subsequent to the year 1979, and to keep the build-
ings upon the premises insured in an amount equal to the full
insurable value thereof, and payable to and for the parties,
respectively as their interest may appear.
It is mutually agreed between the BUYER and the
SELLER that the BUYER has made all payments to First Federal
Savings and Loan Association of Fort Pierce from on and after
September 1, 1979 upon an existing first Mortgage upon the
property, and are hereby given credit for the same against the
sums due hereunder.
If the BUYER shall perform all the covenants and
conditions hereof, and fully and faithfully pay all sums re-
quired to be paid hereunder, then, in that event, SELLER shall
execute and deliver to BUYER a good and sufficient Warranty
Deed to the above-described real property, together with all
the appurtenances and hereditaments thereof, free of all
encumbrances whatever, except for public rights-of-way and

easements and restrictions of record and zoning laws.
If the BUYER shall fail to~make all of the payments
required hereunder, or to satisfy and fulfill the conditions
and coven a nts hereof, then, at the option of SELLER, this
Agreement shall be terminated, and the BUYER shall forfeit
all payments made hereunder; such payments to be retained
by the SELLER in full satisfaction and liquidation of all
damages it sustained, and shall further have the right to
reenter and take possession of the premises; and to accelerate
all sums due hereunder, with all costs and expenses of col-
lection of the same, including a reasonable attorneys' fee
for all proceedings, trial or appellate. BUYER agrees that
a failure of SELLER to accelerate upon any breach of this
