condominium property consists of the Land, aYl easements and
rights appurtenant thereto, and the building constructed thereon,
comprising in total the units, common elements and limited common
elements. The improvement on the Land consists of one two (2)
story building in which all of the units are located. The con3o-
minium has sixteen (16) units. Each floor of~the building
has eight (8) units.
The Developer intends the condominium to be one
of a series of three (3) separate and contiguous condominiums,
each to be composed of one (1) buildinq having a total of sixteen
(16) units. As for the two condominiums proposed to follow upon
the balance of The Woodland Condominium Apartments, the Developer
neither represents nor commits that said condominiums will be
created or that they will be created within a specified time
period. The Developer further neither represents nor commits
that the future condominiums will be of a particular style
or type insofar as interior and exterior design is concerned.
It is intended that future construction not detract from,
but rather compliment, the condominium created hereby. However,
choices in interior and exterior design of future condominiums
is reserved to the Developer's discretion.
The Association will be responsible for the operation
and maintenance of this condominium and the future condominiums
described in the immediately preceding paragraph; they will be
managed as a single entity. The Declarations of Condominium for
each of said separate condominiums will be in substantially the
same form but subject to changes required by the Condominium Act
as amended from time to time.
3.1 Desiqnation of Units. Each unit is designated
by a three (3) digit designation. The first two digits in the
designation indicate the floor on which the unit is located, in
ascending order, as follaws: 10 = first floor; 20 = second floor.
The third digit indicates the location of the unit on the floor,
commencing with "1"; and running left to right, facing the front
of the building. The identification, type and location of
each unit can be established from Exhibit B, attached hereto and
incorporated herein by reference. No unit bears the same
designation as any other unit.
3.2 Unit Houndaries.
(a) Each unit shall have as its boundary lines the
interior unpainted finished surfaces of the ceiling, floor,
and perimeter walls. All weight bearing walls and solid
concrete column located within a unit constitute part of the
common elements up to the unpainted finished surface of the
walls and columns. All doors, glass or othezwise, and
screening which are part of or in the perimeter walls of a
unit shall be deemed a part of the unit up to the exterior
unfinished surface thereof.
(b) All pipes, wires, conduits and other utility
lines, regardless of location, constitute part of the common
elements, up to their outlets.
(c) The patio or balcony of each unit is a part
of that unit. The boundary lines of each such patio
or balcony are the interior vertical and horizontal
