Association shall be at the cost and expense of the unit owner,
and it shall reimburse the Association therefor, upon demand,
for costs, together with such attorney's fees (including appellate
attorney's fees), as the Association may incur in the removal.
19.2 Common Elements. The comanon elements shall be
used only for the purposes or w ich they are intended in the
furnishing of ~ervices and facilities for the enjoyment of the
units.
19.3 Pets. Pets may be kept in units pursuant to
rules and regulations promulgated by the Association. Offensive
pets may be removed by the Association after notice to the os~ner.
In the event legal proceedings are necessitated to effectuate such
removal, the prevailing party shall be entitled to recover the
costs of proceedings and reasonable attorney's fees. Pets shall
be restricted to no more than two pets per dwelling. A pet shall
mean a dog or cat which shall not exceed 20 pounds in weight.
Pets shall be kept on a leash at all times when out of doors.
The owner of each pet shall be required to clean up after the pet
in order to properly maintain the condominium property.
19.4 Children. No child under the age of fifteen
(15) years shall permanently reside in any unit. Children may
reside temporarily in a unit with the prior written consent of the
Association, but in no event shall a child under the age of
fifteen (15) years reside temporarily in a unit for more than
thirty (30) days in any calendar year.
19.5 Nuisances. No use or practice which is either
an annoyance to unit owners or an interference with the peaceful
possession and proper use of the Condominium Property by the unit
owners shall be allowed. All parts of the Condominium shall be r
kept in a clean and sanitary condition, and no rubbish, refuse or ',.____~~
garbage shall be allowed to accumulate or any fire hazard allowed
to~exist.
19.6 Insurance. No unit owner shall permit any
use of his unit or make any use of the common elements that will
increase the cost of insurance upon the Condominium Property.
19.7 Lawful Use. No immoral, improper, offensive or
unlawful use shall be made of the Condominium Property. All valid
laws, zoning ordinances and regulations of all governmental bodies
having jursidiction shall be observed. The responsibility of
meeting the requirements of governmental bodies for maintenance,
modification or repair of the condominium property shall be the
same as the responsibility for maintenance and repair of the
property concerned.
19.8 Exteriors. No change shall be made in the
color of any exterior windaw, door, storm or hurricane shutter,
glass or screen of a unit, or floor covering of any balcony or
patio, except with the prior written consent of the Board of
'Directors of the Association. All shutters, reflective window
covering, or other such covering of the exterior doors and windows
shall be uniform in color as established by the Board of Directors
of the Association. All window shades shall be a uniform off-white
color as established by the Board of Directors of the Association.
