payment and cure by Borrower, tl~is Mongage a~d the obligations secured hereby shall rcmain in full [orce and effect u it
no aceekration had occurred.
20. A~aaeat ot Reat~ Appoietmeat ot Receive~. As additional security hereunder, Borrower hereby assig~s to
Lende~ the rcnts of the Property, provided that Borrow~r shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Ptoperty, have the right to colkct and retain such rents u they become due and payable.
Upon accelention under paragraph 18 hercof or abandonment of the Property, Lende~ shall be entitled to have a
receiver appointed by a court to enter upon. take poasession of aod manage the Pmperty and to collect the rents of the
Property. including those past due. All rents collccted by the roceiver shall be appliod first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, prcmiums on roceiver's
bonds and rcasonabk attorney's fea, and then to the sums secured by this Mongage. The receiver shall be liable to account
only for those rents actually received.
21. Fstare Ad~aaca. Upon roquest by Borrower, Lender. at Leader's option within twenty years Irom the date of this
Mortgage. may make Future Advances to Bormwer. Such Futun Advances, with intercst thercon. shall be securod by this
Mortgage when evideaced by promissory noles stati~g that said notes arc secured hereby. At no time shall the principvl
amount of the indebtedncss secured by this Mortgage. not including sums advanced in aocordance herewith to protect the

Z2. Rekase. Upon psymeat of all sums secured by thi: Mongage, Lender shall relesse this Mortgage without charge

23. Attoroep's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any.
which may be awuded by an appellate court.
