Upon acceleration under paragraph 18 hereof o~ abandonment of the Property, lender sha11 be entitled to have a receiver appointed by a court to enter upon, take possess~on of and manage the Property and to collect the rents ot the Property, including those past due. A11 rents collecled by the receive~ shall be applied t~rsl to payment ol the costs ol management oi the Properry and collection ot rents, including, but not I~mited to, receiver's fees, premiums on rece~vers bonds and reasonabte attorneys fees, and then to 1he sums secured by this Mortgage. The receiver shall be liable to account only for those rents actually received. 21. Futuro Advances. Upon request by Borrower, lender, at Lenders option within twenty years f~om the date of ihis Mortgage, may make Future Advances to Borrowe~. Such Future Advances, w~th interest thereon, shall be secured by this Mortgage when evidenced by promissory notes stating that sa~d notes are secured hereby. At no t~me shall the pnncipal amount oi the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the securiry ot th~s Mortgage, exceed the origina~ amount oi the Note plus US$ ~-- `~ 1300. 00 --- 22. Release. Upon payment of all sums secured by th~s Morlgage, Lender shall release this Mortgage without charge to Bonower. Borrower shall pay a11 costs of recordation, it any. 23. Attomey's Fees.
