in the Property and Borrower s obli~ation to pay the sums secured by this Mortgage shall co~tinue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full force and effect as if
ao accekntion had occurred.

Upon accekntion uader puagraph 18 hercof or abandonment of the Property. Ler~der shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property. i~cluding tl~ose put due. All rents collccted by the roceiver shall be applied first to payment of the costs of
management of the Propecty and colltction of re~ts. including, but not limited to, receiver's fees, premiums on receiver s
bonds and reasooabk sttoraey's fees, and the~ to the sums secured by this Mortgage. The rcctiver shall be liable to account
only for tl~ose rents actually received.
21. F~t~re Ad~a~ces. Upon roquest by Borrower. Lender, at Lender's option.within twenty years from the date of this
Mortgage. may make Future Advanca to Borrower. Such Futurc Advances. with interest thereon. shall be securcd by this
Mortgage when evidenced by promissory notes stating that said notes arc securcd hereby. At no time shall the principal
amouat of the indebtedness secured by this Mongage. not including sums advanced in accordance herewith to protect the

which may be awarded by an appellate court.
