PARTIAL RE[.EASE OF ~~ORTGAGE LIEN
1NHEREAS, EIUTC;NINSON lSLA~D LI1~71'fL'n, INC., a DclaH~are
corporation authorized to transact b~~siiiess in the Stnte of Flocida, hereinefter
called "Mortgagor," by the following described documents grant~d and eonveyed
unto THE F1RST NATIONAL BANI{ OF CIiICAGO, u natioitipl bnnking association,
hereinafter called "iVlortgagee" and its assigns, the premises and Qroperty therein
particularly described to secure the payment of the sum of money hereinafter
mentioned with interest thereon:
Mortgage given by IiUTCH1NSON ISLAND LIiN1TF.D PARTNERSHIP, us
Mortgagor, in favor of THE FIRST NATIONAL. BANK OF CNICAGO, as Mortgagee,
dated Decembec 4, 1978, and filed in Official Record Book 229, at Page 991, in the
Public Records of St. Lucie County, Florida, in the original amount ot Twelve
Million Dollars (~12,000,000.00), and as modified by Modifieation of Mortgage
dated June 2, 1980, and recorded in Official Records Book 332 at Page 1738 of the
Public Records of St. Lueie County, Florida, wherein HUTCHINSON ISLAND
LIMITED, INC. assumed the indebtedness secured by said Mortgage, and increased
the indebtedness to the prineipal sum of Tfiirteen Million Dollars (;13,000,000.00),
together with an Assignment of Leases, Rents and Pcofits recorded in Official
Recocd Book 229~ at Page 1002, and UCC-t Financing Statement recorded in
Official Record Book 229, at Page 1008, all of said documents filed in the Public
Recocds of St. Lucie County, Florida, und in~ addition, u UCC-1 Financing
Statement filed with the Secretary of State, State of Florida, on December ?,
1978, under File No. 966909, between said parties; and
WHEREAS, the sa.id 1~Iortgage has requested the said Nortgagee to
release the premises and other property herein~fter described, being a part of said
Mortgage, and encumbered premises, from the liens and oQeration of said ytortgage
and other liens; ~
VOW, 1'HER~FORE, KI~O~Y 1'l'., th~t the said ;~lortgagee, in eonsidera-
tion of the premises and the sum of Ten Dollars ($10.00) s~nd other good and
valuable considerations to it in hand paid b~* or on behalf of the said mortgagor at
the time of the execution hereof, the rece:pt v~hereof is hereby acknowledged, does
remise, release, quit-claim, exonerate, and discharge frorn the lien and oQeration
of said i~iortgage and other liens referred to ubove unto the said Mortgagor, its
suecessors and assigns that certain portion of the premises conveyed by said
l~lortgage, and other liens referred to above more purticularly described as follows:

CLUSTER - PHASE (B), a Condominium, according
to the Declaration of Condominium recorded
September 11, 1980, in Official Records Book 338,
at Page 1033, of the Public Record~ of St. Lucie
County, Florida, and any amendments thereto.
TO HAVE AND TO HOLD the same, with the appurtenances, unto the
said 1~lortgagor, its successors and assigns forever, freed, exonerated and
discharged of and from the lien of said Mortgage and every part thereoE; provided
ulways, nevertheless that nothing herein contained sh~ll in anywise impair, alter or
diminish the effect, lien or encumbrance of the aforesaid :~lortgage and other liens
referred to above on the remaining property of suid mortguged premises, not
hcreby released therefrom, or any of the rights and remedies of the holder thereof.
