(d) BoROwer takes such action as Lender may rcasonably rcquirc to assure that the liee of this Mortpge, Lende~'s interest
in the Propeny and Bornower's obligation to pay the sums secured by this Mortgage shall oontinue unimpaircd. Upo~ such
payment and cure by Horrower~ this Mortgage and the obligatio~s secured hereby shall remain in full fom and effect as if
0o acceleration had oecurred.

Lende~ Yt~e reots of the Pwpehy. provided that Borrower shall, prior to acceleratio~ u~der paragnph 18 hereof or abandon-
ment of the Property, have the right to coltcet and retain such rents u they becoane due and payabk.
Upon acceleratiop under paragraph 18 hereot or abandonment of the Property. Lender shaQ be entitkd to have a
rcceiver appointod by a court to enter upon. take possessio~ of and manage the Propetty and to collcet the re~ts of the
Property, including thoae past due. All rents rnllxted by the receiver shall be applied fint to payment of the caats of
management of the Property and collection of reots. including, but not limitod to. roceiver's fees. premiums on receiver's
bonds and ressonabk attomey's fea. aod then to the sums secured by this Mortgage. The receiver sball be liable to account
only for those rents actuslly roceivod. ~
21. F~t~ue Ad~a~c~es. Upon roquest by Borrower, I.cnder. at Lende~'s option withia twenty years from the date of this
Mongage, may make Future Advanoes to Borrower. Such Future Advances. with interat thereon. shall be aecured by this
Mortgage wheo evidencod by promissory notes stating that said nota are securod hercby. At no time shall the principal
amount of the indebtedness s~curod by this Mongage, not includi~s sums advar~ced in aooordanee heTevvith to protect the
security of this Mortgage, eaoeed the origi~al amount of the Note plus USS. .-------'---------. .--.
22. Reka~a Upqn paymeot of all sums securcd by this Mortgage, Lender shall releise this Mortgage without charge
to Borrower. Borrowec shall pay aU costs of reoordation. if any.
23. Altoreey's Fees. As used in this Mortgage and in the Note, "attomey's feas" shall include attorney's fees. if any.
which may be awuded by an appellate court.
