(23) Borrower will at all times properly fe~tilize, cultivate, care for, and maintain in a productive condition aq the
~rove and orchard trees now on the property or hereafter planted thcreon, and wi1) protect the groves and orchuds agunst
loss or damage by fue by making and maintaining proPer faebreaks on and around the prope~ty, to the satis[action of the
Governme~t, and in the cvent Borrower fails so to do , the Govemment is hereby authorized and empowered to entcr in and
upon the premises and to fertilize, cultivate, care for, and place in a productive condition the groves and orchards and make
and maintain firebreaks on and around the same and thc cost and expense thercof shall be paid by Borrower immediatel}•
upon presentation oE an itemized statement thereof and if not so paid same may be paid by the Government, in accordance
with and subject to the provisions of this mortgage: and Borrower will not top-work the grove or orchud trees without first
obtaining the wdtcen consent of the Government.

invalidity will not affect other Provisions or applications of thc instrument which can be given effect withuut the invalid
provision or application, and to that end the provisions hereof are declared to be xverable.
