TOGETHER WITH:
1. All of the tenements, hereditaments and other appurtenances-
thereunto belonging or in anywise appertaining.
2.. All appliances and fixtures now situate in said townhouse
unit and including the air conditioning unit servicing said unit.
SUBJECT, HOWEVER, to the following:
1. The Declaration of Party Facilities for Gulfstream Villas
dated August 12, 1978, recorded in O.R. Book 292 at page 2123 of
the public records of St. Lucie County, Florida.
2. The Declaration of Protective Covenants for Gulfstream
Villas, dated August 12, 1978, recorded in O.R. Book 292 at pages
2155 through 2179 of the public records af St. Lucie County, Florida,
and the Charter and By-Laws of Gulfstream Yillas Owners Association,
Inc., which are exhibits thereto, by all of which the Grantee, by
acceptance and recording of this deed, agrees to be fully bound.
3. The Amenc~nent to Declaration of Protective Covenants for
Gulfstream Villas dated June 27, 1980, recorded in O.R. Book 334
at pages 140 through 142 of the public records of St. Lucie County,
Florida.
4. The Declaration of Party Facilities for Gulfstream Villas -
Phase II, dated June 27, 1980, recorded in O.R. Book 334, at pages
143 through 169 of the public records of St. Lucie County, Florida.
5. Restrictions, reservations and easements of public record.
6. Such zoning and other restrictions upon the use of the town-
house unit and upon all of the townhouse development carmon property
as may be imposed by governmental authoritres having jurisdiction.
7. Taxes for the current year and each subsequent year.
TO HAVE AND TO NOLD, the same in fee simple forever.
AND the Grantor hereby covenants with said 6rantee that it is
lawfully seized of said real property in fee simple; that the Grantor
has good right and lawful authority to sell and convey said real
property; that the 6rantor hereby fully warrants the title to said -
real property and will defend the same against the lawful claims of
all persons whomsoever; that said real property is free and clear
of all encumbrances, except taxes accruing subsequent to December
31, 19 79 .
IN WITNESS WHEREOF, the said Grantor has executed this deed
