prior to entry of a judgme~t enforci~g this Mongage if: (a) Borrowcr pays Lender all sums which would be then due under
this Mortgage. the Note and notes sccuriog Future Adva~ces, if any. had no accelera~ioo occurred; (b) Borrawer cures
all breaches of any other rnvenants or agreements of Borrower,contained i~ this Mortgage; (c) Borrower pays all reasonable
expenses incunod by Lender i~ enforcing Ihe coveoants aod agreements of Borrower containtd in this I-fortgages and in
enforcing Lender's remedies as provided in pusgraph 18 hercof, including, but not limited to. reasonable attorneyh fea; ar~d
(d) Borrower takes such action as Lender may nasonably requiro to assurc that the lien of this Mo~tgage. l.e~der's interat
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cun by Bornower, this Mongage and the obligations securod hereby shall remai~ in full force and efiect u if
no accele~ation had oecurred.
20. AsaiRnmeat of Reatq AppoiMmeat of Receive~. As additiooal security hereunder, Borrower hereby usigns to
Lender the rents of the Propeny. provided that Borrower shatl, prior to acceleration under pa~agraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragraph 18 heroof or aba~donment of the Pmperty, i.ender shall be entitled to have a
receiver appointed by a cou;rt to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceivers fees, premiums on receivers
bonds and reasonable attorney's foes. and then to the sums securod by this Mortgage. 71u receiver shall be liable to account
o~ly for those rents actually received.
21. Future Advanccs. Upo~ request by Borrower, 1_ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidenced by promissory no~es stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aecordance herewith to protect the
secarity of this Mortgage, exceed the original amount of the Note plus USS9~350,~0.. ..... .... ........
22. Releasa Upon payment of all sums secured by this Mortgage, Lender shall rclease this Mongage without charge
to Borrower. Borrower shall pay all costs of recordalion. if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note, "attorncy's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
