prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays t_ender all sums which would be then due under
this Mortgage, the Note and nota secu~ing Future Advances, if any. had no acceleratian occurrcd; (b) Borrower curcs
all breaches of any other rnvena~ts or agc~e~ments of Borrowe~,contained in this Mongage; (c) Bormwer pays all reasonable
expenses incurred by Le~der i~ enforciag the covenaats and agreements of Borrower conlained in this Mongage and in
eoforcing Lende~'s nmedies as provided in paragraph 18 hereof. including. but not limited to, reasonable attomey's fea: a~d
(d) Borrower takes such action as I.ender may reasonably require to assuro that the lien of this Mortgage. Lender's interest
in the Prop.:rty and Bornower's obligation to pay the sums securcd by ~his Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage ansf the obligations secured hereby shall remain in full force and eBect as if
no acceleration had occurred.
2~• Assisamenf ot Reat~ AppoiMmeot ot Receiver. As additional security heteunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property~ have the right to collect and retain such rents as they become due and payable.
Upon a¢celeration under paragraph 18 hereof or abandonment of the Property, Lender shall bc entitled to have a
receiver appointed by a coqrt to e~ter upon. take possession of and manage the Property and to collect the rents of the
P~openy, including those past due. AU rents collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
t+onds and reasonable attorney's fees, and then to the sums socured by this Mongage. 'I~e receiver shall be liable to account
only tor those rents actually received.
21. Ruture Advaaces. Upo~ request by Borrower. I.ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stati~g that said notes are secured hereby. At no time shaU the principal
amaunt of the indebtedness secured by this Mongage, not including sums advanced in accordance herevrrith to protect the
security of this Mortgage, exceed the original amount of the Note pleu USSIZa.5~0.Q0---------.~------
22. Release. Upon payme~t of all sums secured by this Mongage. Lender shall rclease this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate oourl.
