prior to entry ot a judgme~t enforcing this Mortgage if: (a) Borrower pays ~ender all sums which would be thea due unde~
this Mortgage. the Note and notea securing Future Advances, if any, had no acceleration occurred; (b) Borrower cures
all btesches of any otfier covenants or agreements oi Borrower,contaio~d in this Mortgage; (e) Borrower pays ail reasonable
expenses incurred by I.ende~ in ee-fo~ci~g the covenants and ag~eemenls of Borrower contained in ihis Mortgage and in
enforcing Lender'a remedies as provided in paragraph 18 hercot. including. but not limited to. reasoc-able attorney's fees: and
(d) Bor~ower taka such action as I.ender may rcasonably require to assurc that the lien of Ihis Mortgage. Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payme~t and cure by Borrower, this Mongage and ihe obligations securcd fieroby shal{ remain in full force and ~fket as if
no acceleration had occurted.
20. Assignmeel of Reat~ Appoietmeot of Receiver. As additional security hercundcr. Borrower hereby assig~s to
Lender the rents of the Property. providtd tfiat Borrowe~ shall, prior to acceteration u~det paragraph 18 hereof or abandon-
ment of the Propeny. have the right to collect ac-d retaia such rents as they become due and payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Property. I.ender shall be e~titled to have a
receive~ appointed by a court to enter upon, take possession of and manage the Propeny and to collect the rents of the
Property, including those past dut. All rents collected by the receiver shail be appliod first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, roceiver s fees, premiums on receiver's
honds and reasonable attomey's fces, and then to the sums secured by this Mongage. The receiver shall be liabie to account
only for ~hose rents actuaily received.
21. Future Advancea. Upon request by Borrower. Lender, at I_ender s option within twenty years from thc date ot this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest the~eon, shatl be secured by this
Mortgage when evideneed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indtbtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rekase. Upon payment of all sums secured by this Mortgage. Lender shall release this Mongage without chuge
to Borrower. Bormwer shall pay all costs of recordation, if any. .
23. Arioraey's Fep. As used in this Mortgage and in the Note. "attorney's fecs" shall include attorney's fees, if any.
which may be awarded by an appellate court.
