at pages 140 through 142 of the public records of St. Lucie County,
Florida.
4. The Declaration of Party Facilities for Gulfstream Yillas -
Phase II, dated June 27, 1980, recorded in O.R. Book 334, at pages
143 through 169 of the public records of St. Lucie County, Florida.
5. Restrictions, reservations and easements of public record.
6. Such zoning and other restrictions upon the use of the town-
house unit and upon all of the townhouse development caimon property
as may be imposed by governmental authorities having jurisdiction.
7. Taxes for the current year and each subsequent year.
TO HAVE AND TO HOLD, the same in fee simple forever.
NVD the Grantor hereby covenants with said Grantee that it is
lawfully seized of said real property in fee simple; that the Grantor
has good right and lawful authority to sell and convey said real
property;.that the Grantor hereby fully warrants the title to said
real property and will defend the same against the lawful claims of
all persons whomsoever; that said real property is free and clear
of all encumbrances, except taxes accruing subsequent to December
31, 19 79.
