WITNESSETH: That the Grantor, for and in consideration of the sum of TEN
DCL':..ARS (=10.00) and other good and valuable considerations to it in hand paid
by Crantee, the receipt Whereof is hereby acknowledged, has granted, bar~ained
and sold to sald Crantee~ its heirs and assigns forever, the following describ-
ed raal property, located and situate in the County of St. Lucie, and State of
Florida, to Wit:
Condominium Parcel No. ?613, of CATAMARAN II, a Condominium, according to the
Declaration of Condominium thereof, as recorded in Official Records Book 33~,
at Page 2451, and any amendments thereto, of the Public Records of St. Lucie
County, Florida.
This conveyance is sub~ect to and by accepting this Deed, Grantee hereby agrees
to assume the following:
1. Taxes for the current and subsequent years.
2. Conditions, restrictions, limitations, reservations, easements, and other
~atters of record; hoWever, this reference shall not operate to reimpose any of
:he same.
3. The Declaration of Condominium and Exhibits attached thereto.
4. The Articles of Incorporation, By-LaWS~ and Declaration of Covenants and
Restrictions of Ocean.Village Property Otmer's Association, Inc., a Florida
non-profit corporation, the provisions of which doc~ents run with the land.
The Grantee hereby assumes the obligations of a member of said Property O~mer's
Association.
The benefits and obligations hereunder shall inure to and be binding upon the
heirs, executors, administrators, successors and assigns of the respeetive
parties hereto. Grantor does hereby fully ~+arrant title to all the premises
herieby conveyed against all and every person Whomsoever, lawfully claiming by,
through or under Grantor; and will defend same against the lawful claims of
such persons claiming by, through, or under said Grantor.
IN WITNESS WHEREOF, Hutchinson Island Limited, Ine., has caused this Deed to be
executed by its Vice President and its corporate seal affixed hereto pursuant
to a resolution heretofore adopted by its Board of Directors. _
