the West 371 feet; containing approximately 22 acres, more or
less. TOGETHER WITH an easement for drainage purposes and for
ingress and egress over, across and upon the following described
property: The South 50 feet of the West 3~1 feet of the
NW 1/4 of the SW 1/4 of Section 25, Tawnwhip 34 South~ Range
; 39 East, all in St. Lucie County, Florida.
MORTGAGORS covenant and agree that they will at all times
properly fertilize, spray, water and irrigate, cultivate,
care for and maintain in a productive condition all of
the grove now on said property, or hereafter planted thereon,
in a husbandlike manner as said groves are usually kept in
St. Lucie County, Florida, and it shall be lawful for the
Mortgagee, their successors and assigns, at all times during
the continuance of this security instrument to enter upon
said premises for the purpose of inspecting the condition
of said groves. The pruning, hedging or replacement of
citrus grees shall not be considered waste under the mortqage
and the Mortgagors shall have full authority to remove
and replace citrus trees at any time. The failure to maintain
the grove encumbered by this mortgage in accordance with the
standards set forth in this paragraph shall constitute a default
in the mortgage if such default continues for thirty (30)
days after written notice from Mortgagees to Mortgators.
