Upon such payment and cun by Borrowcr, this Mortgagc and the obligations secured hcrcby shall rcmain in full force and effect as if no acceleration had occurred. 20. Assignmeat ot Reatx Appoiatmtat of Receiver. As additional securi~y hercunder, Borrower hereby assigns to Lende~ the rents of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- ment of the Property. have the right to collec~ and retain such rents as they become due and payable. ~ Upon accelcration under paragraph 18 hereaf or abandonment of thc Properly, I.ender shall be entitled to have a receiver appointed by a court to enter upon, take poueuion ot and manage the Property and to collect the rents of the Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of management ~of the Propeny and collection of rents, including, hut not limited to, receiver's (ees, premiums on receiver's twnds and reaso~able attorney's fees, and then to the sums secured by this Mangage. The receiver shall be liable to account only for those rents actually received, 2l. Future Advanccs. Upon request by Borrower, l_ender, at Lcnder s option within Iwenty years from the date of this Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this hlortgage when evidenced by promissory notes stating that said notes arc secured hereb~~. At no time shall the principal amau~t of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the security of this Mortgage, exceed the original amount of the Note plus USS.1g~ S~O~..~A. . ............. 22. Release. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge to Bonower. Borrower shall pay all costs of recordrtion, if any. 23. Atloraey's Fees.
