this Mortgage. Ihe Note and notes securing Futurc Advances, i[ any, had rw acceleration occurred; Ibl Borrower cures
all breaches of a~y other rnvenants or agreements of Ba~rower contained in this htongage; (c1 N~rrawer pays all reasonable
expenses incurred by Lender in enforcing the covcnanis and agrcemenls of Borrower containcd in this Mortgage and in
enforcing Lendcr's remedies as provided in pa~agraph 18 hcreof, including, but ~wt limited to, reaso~able attorney's fees; and
(d) Borrower takes such action as Lender may roasonably rcquire to assure that the lien of this Mortgage. Lendcr's i~tcrcst
in the Property a~d Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payme~t and cure by Sorr+ower, this Mortgage and the obligations secured hereby shall rcmai~ in full force and effect as it
no acceleration had occurred.
20. A.~amept of Reatx Appoiatmeat ot Recei~e~. As additional security hercundcr. Borrower hereby assigns to
Lender thc rents of the Property. providcd that Borrower shall, prior to acceleratian emder paragraph 1R hereof or abandon-
meat of ~he Propeny, have the right to collect and retain such rents as ihey become due and payable.
Upon acceleration under paragraph 18 hereot or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a eoun to enter upon. take passeuion of a~d manage the Propert}r and to collect the rents of the
P~ope~ty, includi~g those past due. AU rents coltected by thc receiver shall be applied first to payment of tho costs of
management of the Propeny and collection of rents, includi~g, but not limited to, receiver's fees, premiums on receiver s
bonds and reasonable attorn~y's fees, and then to the sums securec! by this Mongage. 'Il~e receiver shall be liable to accaunt
only for thase rents actually received.
21. Future Advancea. Upon request by E3orrow•er, l_ender, at Lendcr s option within twenty years from 1hc date of this
~tortgage. ma~• make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured hy this
111ortgage when evidenced by promissory notes stating that said no[es are secured hereby. At no time shail the princi~al
amount of the indebtedness secured by this Mortgage, oot including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS.... ••16y250.(10 •••••••••••-
22. Release. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, it a~y.
23. AKoraey's Fees. As used in this Mortgage and io the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
