this Mortgage, the Note and notea securing Future Advances. if any, had no acceleration occurred; (b) Borrower cures
all breaches of any other covena~ts or agrcementt of Borrowe~ contained in this Mortgage; (c) Borr~ower pays al) nasonable
expenses incurred by Leader in enforcing the covenaqts and agreements of Borrower coatained in this Mortgagei and io
enforcing L.ender's remedies as provided in paragraph 18 hcreof. including, but not limited to, roasonabk attorney's fta: and
(d) Borrower talca such actio~ u[.ender may reasonably require to assure that the lien of this Mortgage. Lende~'s interat
in the Property and Borrower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpairod. Upon such
payment and curc by Borrower. this Mortgage and the obligations secured hereby ahall remain in full force and etfect as it
no acceleration had occurred.

Lende~ the rents of the Propeny, provided that Borrower shall, prior to acceleration under ~aragraph 18 hereof or abar~don-
ment of the Property, have the right to collect and retain such rents u tLey become due and payabk.
Upon acceleration u~der paragraph 18 hereof or aba~donment of the Property. Lender shaq be endded to have a
rcceiver appointod by a court to enter upon, take possession oi and manage the Property ar~d to collect the renis of tbe
Prop~ny, including thoae put due. All rents collected by the raxiver shall be applied first to payment of the coats of
management of the Propeny and collectio~ of rcnts. including, but rwt limited to. receiver's fxs. premiums on rcceiver's
bonds a~d reasonabk attorney's [oes, and then to the sums securod by this Mortgage. 'Il~e receiver shall be liable to account
only for thoae rents actually receivcd.
21. Faturs Ad~ances. Upon request by Borrower, Lender, at I.eoder's option within twenty years from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with interat thereon. shall be securod by this
Mortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtod~ss secured by this Mortgage. not includins sums advanoed in aooordanoe herewith to protect the
security of this Mottgage. excoed the original amount of the Note plus USf. .-----------'----------
22. Rdease. Upcm payment of al! sums securod by this Mortgage. Lender shall releise t6is Mortg~ge without charge
to Borrower. Borrower shatl p~y all costs of recordation. if any.
23. Atto~ep's Fees. As usrd in this Mortgage and in the Note. "attorney's fea" shall include attomey's fces, if any,
which may be awuded by an appellate court.
