expensa incurred by Lender in enforci~a the oovenaqts and agraments of Borrovre~ contained in this Mortgage and in
enforcing l.ender's remodiss as provided i~ paragraph 18 hereof, including, but not limitod to. reasonable attorney's fea; artd
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage, Lender's interat
in the Propetty aad Borrower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and c~ue by Borrower. this Mortgage and the obligations secured hereby shall remain in full toroe sad effect u if
no acceleration had occurred. '
20. Ass~aaieat ot Reatr Appolota~eat of Receiver. As additional security hercunder. Bomower hereby assigns to
i.eoder the re~ts of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandoa-
ment of the Property. have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property. I.ender shali be entitlod to have a
roceiver appointod by a court to enter upon, take pcusession o( and manage the Property and to collect the rents of the
Propeny, including those put due. All rents collected by the roceiver shall be appliod first to payment of the costs of
management of the Pmpeny and collection of rents, including, but oot limited to. receiver's fees. premiums on receiver's
bonds and reasonabk attorney's fces. and then to the sums securod by this Mortgage. 'R~e receiver shall be liable to account
only for those rents actwlly received.
21. Frtwe Ad~ascts. Upon request by Borrower, 1_e~der, at I_ender s option within twenty years from the date of this
Mongage. may make Future Advances to Borrowcr. Such Future Advances. with intercst theroon. shall be secured by this
Mongage when evidenced by promissory notes stating that said notes arc socured hereby. At no time shall the principa!
amount of the indebtodness securod by this Morigage. not including sums advanced in aexordance herewith to protect the
