(d) Borrower takes such action as I,e~der may reasonably rcquirc to assure that the lien of this Mottaage. Lende~'s interest
in the Property and Borrawer's obligatioo to pay the sums securcd by this Mortgage ahall oontinue urtimpaired. Upon wch
payment and cure by Borrower. this Mortgage and the obligations securcd hereby shall remain in full force aad eBect as if

20• Assk~meat ot Renh; Appo~ntmeat oE Receiver. As additanal security hereunder. Borrower hereby assigns to
Lender the rents of the Property. pmvided that Bornowor shall, prior to accekration under paragraph 18 hereof or abandon-
ment of the Pmperty. have the right to collect and retain such rents ss t6ey become due and payabk.
Upon accekntion under paragraph 18 heroof or abandonment of the Property. Lender shall be entitled to have a
rcceiver appa~ted by a court to enter upon, take p~ssession of and manage the Property and to cdlect the rents of the
Property, including 'those past due. All rents cbllxtal by the roceiver shall be applied Bnt to payment of the coats of
management of the Propeny and collection of re~ts, includi~g, but not limited to. roceiver's fees. premiums on rcceiver's
bonds and rcaso~abk attomey's foes, and then to the sums socured by this Mortgage. The receiver shall be liable to account
only [or thoae rents actwlly received.
21. Fst~re Ad~ances. Upon request by Borrower, I_ender, at Leoder's option within twenry years from the date of this
Mortgage~ may make Future Advances to Bom~wer. Such Future Advances. with interest thereon. shall be secured by this
Mortgage wheo evidencod by promissory notes stating that said nota are securcd hereby. At no time shall the principal
amoant of the indebtodness securod by this Mortgage. not including sums advanced in aooordanoe hercwith to protect the
xcurity of this Mortgage. exceod the original amount of the Note plus USf. ""'.:"""""""' .
