expe~ses incurrod by Lender in enforcing the covena~ts and agreements of Borro~wer contained in this Mortgage and in
enforcing I~nder's remcdia ss provided in pangraph 18 hereof. includi~g. but not limited to, reasa~able attorney'a fees; and
(d) BoROwe~ taka such action as Leode~ may reasonably requice to assure that the lien of this Mortgage. Lender's intercst
in the Property and Bornower'a obligation to pay the sums securcd by this Morigage shall rnntinue unimpaired. Upon auch
payment ar~d cure by Borrower. this Mortgage and thc obligations sccurcd hereby shall remain in full force and eBect u if

20. Ad~wmeM ot Reaf~ Appolatmeat of Receiver. As additional security hereunder. Borrower hereby assigns to
I.ende~ the rcnts of the Property. provided that Borrower shall, prior to accekration under paragraph 18 henof or abandon-
me~t of the Property, have the right to collect a~d retain such rcnts as t6ey become due and payable.
Upon acceleration under parag~aph 18 herwf or abandonment of the Pmperty. Lender shaq be entitlod to have a
receive~ appointod by a coun to enter upon. take poasession ot and manage the Property and to collect the rcnts of the
Propeny, including thoae past due. All rcnts collected by the receiver shall be appliod first to payment of tbe costs o[
managemeot of the Property and collection of rcnts, including, but not limited to. receiver's feas. premiums on rcceiver's
bonds and reasonabk attorney's fees, a~d then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those nnts actually received.
21. Fohre Ad~aocts. Upon reyuest by Borrower, l~nder, at 1_ender's aption within Iwenty years from the date of this
Mortgage. may make Future Advancac to Borrower. Such Future Advances. with interest theroon, shall be secured by this
Mortgage when evidenood by promissory notes stati~g that said notes are secured hereby. At no time shall the principvl
amount of the indebtod~ss socurcd by this Mortgage, not including sums advanced in acoordaooe herewith to protect the

22. Rdeare. UpQn paymeat of all sums securcd by this Mortgage, Lender shall rckase thic Mortgage without charge
to Bomower. Botrower shall pay all costs of recordatan, if any.
23. Attorsey's Rees. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees. if any,
which may be awardod by an appellate coun.
