Lender the rcnts of the Propeny. pmvided that Borrower shall, prior to acceleration under paragtaph l8 hereof or abandoa-
ment of the Property. have the right to collect and retain such rents u Wey bocoa~e due and payabk.
Upon acceletation under paragraph 18 hereof or aba~donment of the Property. Lender shall be entitlod to have a
rcceiver appointod by a court to enter upon. take possession of and manage the Property and to collect the rentt of the
Propeny, including those past due. All renu collected by the roceiver shall be aPpliod first to payment of the eoats of
management of the Propeny and collection of rents, including, but not limited to. roceiver's feas. premiums on receiver's
bonds and reuo~abk attorney's fces. and then to the sums secured by this Mottgage. 7he receiver shall be liable to aocount
only for those rents actually received.
21. F~tdre ~Adra~ca. Upon request by Borrower, l.ender, at Lender's option within twenty years fmm the date of this
Mongage. may make Future Advances to Bornower. Such Future Advances, with iaterest theroon. shall be securcd by this
Mortgage when evideaood by promissory nota stating that said ootes are securad I~ercby. At no time 'shall the principal
amouat of the indebtodness secured by this Mortgage. not includin6 sums advanced in aooordanoe herewith to ptotect the

22. Reka~e. Upc~n paymeat of all sums socurcd by this Mortgage. Lender shall rele~se this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordatan. if any.
23. Adoroep's Fees. As used in this Mortgage and in the Note. "attorney's fces" shall im.lude attomey's fees, if any,
which may be awuded by an appellate rnurt.
