payment and cure by Bortower. this Mortgage and the obligations secured hereby shall remain ia full foroe ~nd ef[ect ss if
no acceleration had occurnd.
20. Asa~amest o[ Reatr Appoiata~ent of Receiver. As additiooal security hercunder. Borrower hereby assigns to
Lender the rcnts of the Propeny. provided that Bomower shall. prior to accekntan ur~de~ paragraph 18 hereof or abandon-
meot of the Property, have the right to collect and retain such rcn~ ac tLey becoax due and payabk.
Upon acceleration under paragraph 18 hereof or abandor-ment of the Pmperty. Lende~ shaQ be entitkd to have a
receiver appointed by a court to e~ter upon. take possession of and manage the Property and to collect ihe rents of the
Property. including tl~oae put due. All rents collected by the roceiver shall be appliod first to payment of the coats of
management of the Property and collection of reots, ir~cluding, but not limited to. rceeiver s fea, premiumt on rectiver's
bonds and rcasonabk attorney's foes. and then to the sums socurod by this Morigage. 'Ihe receiver shall be liable to aocount
o~ly [or those rcnts actually receivod.
21. Frtore Ad~asces. Upon request by Borrower, 1_ende~, at Lender's option within tweoty years from the date of this
Mortgage. may make Future Advanoes to Borrower. Such Future Advar~ces. with intercst thereon. shall be socurod by this
Mortgage. wheo evidencod by pmmissory ~ota stating that said notes arc securod hercby. At no time shall the principal
amount of the indebtodaess securod by this Mortgage. not includi~g sums adva~ced in aooordauoe herewith to protect the

22. Rdea~e. Upc~n paymeat of all sums socured by this Mortgage, Lender shaU r+ekase this Mortgage without charBe
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attornep's Fees. As used in this Mortgage and in the Note, "attorney's fces" shall include attorney's fces. if any,
which may be awuded by an appellate court.
