in the Pmperty and Borrowe~ S obligation to pay the sums secured by this Morigage shall continue uaimpained. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full foroe aad dioct ss if
no aoceleration had occurred.
20. Assi~~meot ot Reatfi Appoiata~eat ot Reccirer. As additanal security hereunder. Borrowe~ hereby assigns to
Lende~ tAe r~ents of the Property. provided that Borrower shall, prior to accekration under puagraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as tbey becoax due and payabk.
Upon accekration under paragraph 18 hereof or abandonment of the Pmperty. Lender shall be entitled to have a
receiver appointed by a court to eoter upon, take possession of and manage the Property and to colkct the re~ts of the
Propeny. iocluding those put due. All rcnts collocted by the roceiver shall be applied first to paymeot of the coats ot
management of the Property and collection of reots, including, but not limited to. reaiver's fees. premiums on receiver's
bo~ds and rcawnabk attorney's foes, and then to the sums securod by this Mortgage. 'Ibe roceiver shall be liable to account
only for thaae rents actually received.
Zl. F~hre Aa~asces. Upon requat by Borrower, Lende~, at 1_ender's option within twenty years ft+nm the date of this
Mortgage. may make Future Advau~oes to Borrower. Such Futurc Advances. with interat thereon. shall be secured by this
Mortgage when evidenoed by promissory nota stating that said nota are secured hereby. At no time shall the priocipal
amount of the indebtedness aecured by this Mortgage. not including sums advanoed in aooordanve herewith to protect the
sccurity of this Mongage. excood the original amount of the Note plus USS. .-------°-°--------------
22. Rdwa Upan paymeat of all sums securcd by this Mortgage, l.ender shall relexse this~Matgage without charge
to Borrowe~. Borrower shall pay aU coats of rcoordatan. if any.
23. Attoroep's Fees. As used in this Mortgage and in the Note. "attomey's [ees" shall include attorney's fees, if any.
which may be awardod by an appellate court. .
