in the Pmpetty and Borrowe~'s obligation to pay the sums securcd by this Mongag~ shal! continue unimpaired. Upon auch
paymrnt and cure by Bomower. this Mortgage and tht obligations securcd hereby shall remain in full force and effcct u it
no accelentio~ had occurred.
20. Asd~~meat ot Reotr, AppoiMaaeat of Receiver. As additional security hercu~der. Borrower hereby auigns to
Lender the renls of the Property. provided that Bornower shall, prior to accele~ation under parag~aph 18 hereof or abandon-
ment of the Property, have the right to collcet and retain such ronts u tbey become due and payat+k.
Upo~ accele~ation under paragriph 18 hereof or abandonment of the Property. I.ender shall be entiUed to have a
receiver appointod by a court to enter upon, take pouescion of and manage the Property and to collect the rents of the
Pmperty. including those past due. All rents colloctod by the roceiver shall be applied first to payment of the costs of
manageme~t of the Propeny and collection of rents. including, but not limited to. receiver's fees. premiums on receiver's
bonds and reuonabk attorney's fces. and then to th~ sums secured by this Mongage. 'I~e receiver shall be liable to account
only for those rents actwlly received,
21. F~n Ad~anca. Upon request by Borrower, t~nder, at Lender's option within twenty yeats from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securod hereby. At no time ihall the pri~cipal
amount of the indebtodness securod by this Mongage, not iacluding sums advanced in aocordance herewith to protect thc
security of this Mortgage. excecd the original amount of the Note plus USS -----------------------
2t Rdea~e. UpQn payment of all sums secured by this Mortgage. l.ender shall r+eleass this Mortgage without chuge
to Borrower. Borrower shall pay aU coats of rocordation, if any.
23. Atlorsey's Fees. As used in this Mortgage and in the Note. "attomcy's fees" shall include attorney's foes, if any.
which may be awudod by an appellate court.
